Why does 5 GHz disappear farther from the router?
Higher-frequency 5 GHz signals generally attenuate more through distance and obstacles, so the device may fall back to 2.4 GHz or lose the band.
RSSI by band; distance; obstructions.

On a managed Wi-Fi plan
Optimise node placement rather than forcing 5 GHz at the edge.
On another provider's router
Same principle for other ISPs.
What to be careful of
Do not force a band when stability is more important.
